The transformation of an iconic building in Žižkov will result in the new Hartigova 114 residential project. It will bring to Prague 3 a unique blend of 1930s architecture and contemporary trends in urban living. The renovated building features fully furnished compact housing units, complemented by high-quality shared amenities and the authentic atmosphere of one of Prague’s liveliest neighborhoods.
The building, which stands out as one of the most striking landmarks of Žižkov’s Ohrada district, was built in the early 1930s according to a design by architect Václav Drnec. The building’s architecture features the clean lines of Modernism with subtle Art Deco and Bauhaus accents. After decades serving as the Vítkov Hotel, the building underwent a complete transformation in 2024. “Hartigova 114 is responding to the growing demand for compact, functional housing in the wider center of Prague. Thanks to its history and spacious common areas, it offers an authentic character that is often lacking in new buildings,” says Jan Mráz, senior property consultant at Svoboda & Williams.
The project focuses on small-sized units ranging in size from 15 m² to 31 m², most in studio layouts. All units are offered fully furnished and ready for immediate occupancy or rental. “The project is the ideal choice for those looking for their first home in the city, as well as for investors who appreciate the stable returns offered by fully furnished units in such a prime location,” he adds.
In addition to compact units, the building’s concept focuses on extensive shared spaces located in the basement, which include a fully equipped communal kitchen for hosting parties, a fitness center, a sauna, and even a professional podcast studio. This approach fosters a natural sense of community within the building and offers residents amenities they would be hard-pressed to find in a traditional apartment building.
The Žižkova neighborhood gives the project a unique vibe. Everything essential for modern city life is located in the immediate vicinity of the building—from the art house Aero cinema to cozy cafés and supermarkets. Its strategic location is underscored by excellent transport accessibility since tram and bus lines to the Palmovka and Želivského metro stations stop right by the building, making the trip to Prague’s historic center just a few minutes. Nature lovers will appreciate the proximity of the expansive Vítkov, Parukářka, and Židovské Pece parks, which serve as green oases for sports and relaxation.
The units in the Hartigova 114 project are ready to be handed over to their new owners.
