After dramatic fluctuations in recent years, New York’s real estate market is once again stable—according to experts, this year will favor buyers. Svoboda & Williams therefore presents a collection of properties at the most prestigious addresses in the Big Apple, offering interested parties a unique investment opportunity.
The diversity of the listings reflects the colorful character of Manhattan—from a studio in the West Village, which boasts access to one of the most beautiful rooftop terraces in lower Manhattan, to a duplex with its own entrance directly from Park Avenue by legendary architect Rosario Candela, who defined luxury in this area in the 1920s and 1930s.
“It’s essential to view Manhattan as a collection of hyperlocalized markets. Luxury residences on Billionaires’ Row are valued based on far different parameters than a mid-sized apartment in Chelsea or a cooperative building on the Upper East Side. Being able to analyze the dynamics of micro-markets is a key factor in making the right investment decisions,” says Svoboda & Williams’ international property consultant Tom Lindner, who, in collaboration with partners from Christie’s International Real Estate, compiled a representative selection of attractive properties in various parts of Manhattan.
Local analysts predict that this year’s real estate market will be dynamic but balanced in the world’s most expensive city. This is indicated by data from the last quarter of 2025, which showed that the volume of transactions increased by 8.6% year-on-year, while active supply stagnated or, in the case of newly listed properties, fell slightly by 4.1%. “Our partners at Christie’s International Real Estate note that following the election of a new mayor, a portion of the more conservative electorate is moving out of the city, which may create opportunities for investors this year,” concludes Lindner.
