The Svoboda & Williams real estate agency is launching the sale of eleven apartments that are emerging in the Bernhard and Samuel Morgenstern Palace right by Lužánky Park.
The palace, built in the spirit of late Historicism by the prominent architect Josef Nebehosteny, is now being expanded by a loft extension that will result in eleven apartments, including two duplexes. The units will offer studio and one-bedroom layouts and floor areas from 37 sq. m. to 82 sq. m. All will be completed to a quality standard that consists of wooden floors, Dakea skylights, or underfloor heating in the bathrooms.
The palace itself has a unique atmosphere underscored by common areas decorated with ornamental stucco, and artistic wood, metal, and glass elements. Hallways have original tiled floors and a staircase with a preserved cast-iron railing. “The attic apartments on Štefánikova 1 aren’t being created like a typical building extension, but more like an artistic housing project. A work that is truly original—a jewel in terms of investment with a high future financial value,” says Robert Konrád from the Realdata company, which is developing the project.
“Within the context of Brno, this is a very attractive location within easy reach of the city center and close to the greenery of Lužánky Park. All of Brno’s university faculties are also nearby. The apartments in the palace are therefore an interesting investment opportunity since there is a high demand for rental housing in the neighborhood,” says Tereza Štěrbová, Senior Property Consultant at Svoboda & Williams’ Brno branch.
