Svoboda & Williams’ real estate portfolio now includes the Viladomy Eden residential project. In a peaceful part of Prague 16 – Radotín, where low-rise family homes gradually give way to the lush greenery of nature parks, a pair of elegant villa houses with just 14 apartments are being built. This boutique complex sensitively combines modern minimalism with the atmosphere of a traditional neighborhood of homes.
The new project focuses on its boutique character—each villa house is divided into a mere 7 residential units with one-bedroom, two-bedroom, and four-bedroom layouts, guaranteeing residents a high level of privacy. The ZONA architekti studio created two separate buildings that are being constructed to naturally complement not only the existing development but also the surrounding countryside. “Viladomy Eden respects the character of a quiet residential neighborhood and offers future owners modern apartments with logical layouts and direct contact with the outdoors,” says Linda Martynková, senior property consultant at Svoboda & Williams.
All of the units come with their own front garden or loggia, while the top floor of both buildings is reserved for penthouses with terraces. Facilities include wooden floors, sanitary ware by the prestigious brands Laufen and Kaldewei, and large glazed surfaces that flood interiors with abundant natural light. Comfortable parking in the underground garage and the cellar storage cubicles (e.g. for storing seasonal equipment) that each apartment is offered with are some of the more practical elements of Viladomech Eden.
The location boasts an exceptional combination of an active lifestyle and full range of civic amenities. The Radotínsko-Chuchelský háj and the picturesque Berounka Valley, which is lined with a popular bike path, are within walking distance. The neighborhood, renowned for its community energy and sports tradition, is home to kindergartens, schools, a high school, and a wealth of services. Its strategic location is underscored by quick connections to the center of Prague—the S7 train line takes residents to the Main Railway Station in 15 minutes, and bus lines connect to metro line B. Another benefit is easy access to the Prague Ring Road.
“Thanks to its Prague address, peaceful surroundings, and emphasis on functionality and efficiency, the project will appeal to individuals, couples, and families looking for a quiet home close to nature, as well as investors who appreciate the long-term value of the location,” adds the agent, with a reminder that the completion of the project is planned for the first quarter of 2028.
