First Sales Phase of Apartments in Ostrava's Mrakodrap Launched

Svoboda & Williams’ listing will now include units in a residential high-rise by Eva Jiřičná, bringing a whole new concept of residential housing to Ostrava. The project offers residents green terraces, parking spaces, and the option to connect apartments into larger units.

Mrakodrap combines the industrial past and the colorful future of Ostrava. The complete conversion of a 1960s building was projected by architects from the renowned AI • DESIGN studio, who dressed the building in a new facade of organic shapes with terraces full of greenery.

“In the first phase of the sale, we’re rolling out smaller units located on the lower floors, which are optimal apartments for investors,” says Eva Grusová, senior property consultant at Svoboda & Williams. “Their architectural designs allow two neighboring units to be combined into a larger apartment very easily, suitable for family living, for example. This gives investors extraordinary flexibility in their purchasing decisions so they can take into account their future needs,” states Grusová.  

The revitalization of the building will also include the landscaping of the surrounding area. Residents will have access to a parking garage that will be built in the immediate vicinity and will provide ample parking for them. “The Mrakodrap residential project is an excellent opportunity to acquire a completely extraordinary, sustainable, status apartment in an iconic building that perfectly reflects the new face of Ostrava,” emphasizes Grusová. 

This former mining town managed to wash away its reputation as an industrial center in just a single generation. Today, statistics rank it among the greenest cities in the Czech Republic. New Ostrava is very colorful: it is one of the national centers of innovative technologies, alive with an interesting, progressive architecture, and home to a lively cultural and gastronomic scene—all of which guarantees an exceptional potential for real estate investment appreciation.

Mrakodrap offers another opportunity for investment through a specific financing model, which combines the developer’s own resources, a bank loan, and contributions from small investors obtained via crowdfunding. “In the Czech Republic, co-ownership of a high-rise residential building of this type is absolutely exceptional. Such projects are usually only available to large investment funds, and not to individuals,” explains Eva Grusová. 

Participation in the construction of the Mrakodrap building and subsequent proceeds from the sale of its apartments can be made through the Crowdberry investment platform. The First Skyscraper s.r.o. company is planning to set aside 15% of the total budget for retail investor deposits. “It’s not just about raising capital, it’s also about strategic partnerships. We like the idea of a local community of investors who will be involved in the project,” adds Jakub Blaťák, Managing Director of First Skyscraper s.r.o.
