Co-ownership share in a building plot with an approved zoning study

A two-thirds ideal co-ownership share in a plot of land with a total area of nearly 10,000 m², located in an attractive area of Prague 6. The main advantages of the Nebušice district include the campus of a prestigious international school, excellent connections to the airport, and easy access to nature. According to the zoning plan, the area is designated for residential development.

The subject of the sale is a 67% ownership share in a property with a total land area of 9,463 m². The offer also includes a completed planning study. According to the Prague Master Plan, the land is designated as OB-A – purely residential area (approx. 5,132 m²) and SV-B – mixed-use area (approx. 3,100 m²), while part of the land is classified as OP/OB-A (approx. 1,231 m²). The OB-A and SV-B areas represent the buildable portion of the plot. Within this area, it is possible to construct a family house, with the total gross floor area of the buildings reaching up to 1,956.4 m², based on the applicable floor area ratio (FAR) coefficients for the respective zones.

The study states that the character of the proposed building blocks allows for the creation of a diverse range of parcel sizes and types of family housing, including apartments in low-rise residential buildings of a village character. A major advantage of the plot is its potential for a direct connection to the existing public road network. Furthermore, the zoning study anticipates good pedestrian and cyclist connectivity throughout the entire area, as well as the placement of a new public transport stop that will in the future connect the area with the Dlouhá Míle metro station. A new belt of orchards and areas for small-scale farming on the edge of the locality will create a recreational landscape boundary, help define the edge of development, and increase biodiversity. 

The land is located on the western edge of Nebušice, close to the historic center. The location is already well served by buses from the Bořislavka metro station, and by car it offers quick access to the existing section of the Prague Ring Road as well as its planned extension. The airport is less than 10 minutes away by car.
