Rezidence Hutmanka

In recent years, the Prague 5 district of Jinonice has become a symbol of successful urban development and modern living. Designed by the sm.A.A studio, the project consists of two apartment buildings (four- and five-story) offering a total of 23 apartments, 23 parking spaces, and 26 storage units. All floors will be served by elevators, and the garage entrance will feature remote-controlled doors. The basement will also include bicycle parking and a secure pram/bike room. Photovoltaic panels will be installed on the roofs of the buildings.

Apartments
Apartment sizes range from 1bdrm to 3bdrm layouts, between approximately 40 m² and nearly 130 m². Each apartment will have its own garden, balcony, or terrace, with terraces of two premium apartments on the top floors exceeding 100 m². High-quality standards include aluminum windows with triple glazing, wooden frame doors, wooden floors, large-format tiles, underfloor heating, and Duravit and Grohe sanitary fixtures.

Location
The area represents an ideal combination of greenery and excellent accessibility. The project is set within an established residential neighborhood, offering a sense of safety and sufficient privacy. Nearby is the Vidoule natural reserve, and a short walk leads to the popular Prokop and Dalej valleys, offering endless opportunities for walking, cycling, and enjoying nature. The Jinonice metro station (line B) is just a few minutes’ walk away, ensuring quick connections to the center of Prague. Within walking distance are also a supermarket, pharmacy, restaurants and cafés, a kindergarten and primary school, a Waldorf school, and the Faculty of Social Sciences at Charles University, with the Deutsche Schule also reachable within a short drive.
