The approved development plan includes the placement of Building A, intended for family living, including a double garage and a biomass power plant, and Building B, comprising retail space, an industrial kitchen, facilities for processing family farm products, and storage areas. The total floor area of the proposed development is 447.4 m², of which 212 m² is allocated to residential use and 235 m² is designated for agricultural and horticultural production, sales, storage, and technical facilities. The total built-up area amounts to 423 m², while paved areas cover 567.2 m². According to the zoning plan, the primary permitted use is extensive agricultural production/family farm, with additional allowable uses including horticulture, agrotourism, small-scale and craft production, as well as facilities such as children’s playgrounds and sports grounds.

The Central Bohemian village of Holubice is located approximately 8.5 km northwest of Prague as the crow flies and offers basic civic amenities. The plot is situated opposite a farmstead with a cozy café and just a few minutes’ walk from the village green, where there is a PID bus stop for line 316, a grocery store, and an elementary school. Holubice also features an equestrian center with two riding clubs, a volunteer fire brigade, and the Sokol Holubice football club.
