The interior is made cozy by solid three-layer oak flooring from the Czech brand Barlinek, made from European wood, and a designer staircase by the Jelínek family company. The pleasant atmosphere is enhanced by comprehensive, ambient lighting combining chandeliers, LED profiles, spotlights, and designer statement pieces. The kitchen, with a stone worktop and lacquered fronts combined with oak veneer, is equipped with top-of-the-line AEG appliances (including a pyrolytic oven, dishwasher, and No Frost fridge-freezer), a cooktop with an island extractor by Airforce, and an Elleci sink. The above-standard bathrooms feature sanitary ware by Laufen and Villeroy & Boch, fittings by Hansgrohe and Axor, and custom-made furniture.

An ideal indoor climate is ensured by the CoolBreeze module, which both cools and heats by combining a heat pump with a heat exchanger integrated into the ventilation system. It regulates the temperature of incoming fresh air, fully replacing air-conditioning in summer and efficiently substituting heating in winter. Thermal comfort is further supported by state-of-the-art electric underfloor heating by Fénix. The house is equipped with high-end photovoltaic panels with an output of 7.2 kWp, aiming for near-zero net energy consumption. The smart home system distributes energy where needed, allowing you to decide whether to use it for heating or, for example, charging your car. In modern passive homes, hot water heating consumes significantly more energy than space heating, which is why a Jablotron Ambiente W boiler with an integrated heat pump has been selected, reducing costs by up to 60%.

The garage is pre-wired for an electric vehicle charging station connected to the photovoltaic system. All technologies can be controlled via the Loxone smart home system. The garden is landscaped and includes a drilled well. The entire project has its own entrance and is separated from the road by a noise barrier wall.

Surrounded by the stunning landscape of the Chlum Nature Park, composed mainly of deciduous forests, the location lies on the outskirts of Mladá Boleslav, with a bus ride to the city center taking just 15 minutes. Schools, healthcare, shopping, and cultural opportunities are all within easy reach. Jemníky also offers convenient access to Prague, with the city’s edge less than 50 km away via the D10 highway.
