An approved project with a valid building permit allows for the immediate construction of a family house with a registration number, also suitable for recreational use, on the last available plot directly on the shore of a pond in the peaceful village of Holany in the Mácha region. This beautiful natural location, approximately one hour’s drive from Prague, offers numerous opportunities for tourism and, during the season, has long been among areas with high demand for accommodation.

The modern timber house has been designed by a renowned architectural studio as a two-story, four-room home with a traditional rectangular floor plan and a gabled roof. The ground floor is planned to feature the main living area with a fireplace stove, kitchen, and double-height ceiling, oriented toward the pond with access to a partially covered L-shaped terrace. The second part of the ground floor consists of two bedrooms, a bathroom with a shower, a separate toilet, and a utility room. The attic is conceived as a gallery with a bedroom and technical facilities. The design includes underfloor heating in combination with radiators and heated towel rails. The façade is planned with larch cladding, and the roof with anthracite-colored metal roofing. The project respects the natural character of the immediate surroundings; however, the future owner also has the option to choose a custom architectural solution, with a maximum buildability of up to 40% according to the zoning plan.

The purchase price includes a gently sloping plot of 1,313 m², the project with a valid building permit without time limitation, a hydrogeological assessment, and a geodetic survey of the land. A foundation slab of approximately 70 m² with a surface treatment protecting against degradation has already been completed in the central part of the plot. Electricity is connected to a pillar at the boundary of the property, high-quality drinking water is provided by a newly drilled 27-meter-deep well, and a new septic tank (8 m³) has been installed for wastewater. The location of the plot allows direct access to the pond with the possibility of building a private pier.

The Mácha region enchants with its diverse natural scenery of expansive pine and beech forests, sandstone rock ravines, and numerous ponds. Among the most sought-after tourist destinations in the area are Mácha Lake with the resort towns of Doksy and Staré Splavy, Bezděz Castle, and the town of Česká Lípa with its water castle and a range of modern gastronomic establishments such as Bistro U Řezníka and Odbor kávy. Other attractions include the romantic Peklo valley near Zahrádky, the Dubice swimming area, the stone bridge by Mlýnský Pond, the ruins of Helfenburk and Jestřebí castles, and many other natural and cultural landmarks. The location is easily accessible from Prague via the D8 and D10 highways, as well as from Mladá Boleslav, Liberec, and Ústí nad Labem; regular bus connections to Česká Lípa are also an advantage.

The estimated cost of completing the house according to the project is CZK 7,000,000.

The project envisions a usable floor area of 102.66 m² with a built-up area of 108.71 m²; plot 1,313 m².
